After a year working with Nomad Living, we have been lucky enough to be able to ask a few questions to their Leasing Risk Manager, Viridiana Pérez.

Below you can find the full interview in which Viridiana tells us about her experience with KBA.Suite, our comprehensive software solution that transforms manual tenant screening into a digital and optimized workflow.

Could you tell us a little about Nomad Living and your role in the company?

“My name is Viridiana Pérez, Leasing Risk Manager for Nomad Living at a regional level: Colombia, Chile, Peru and Mexico. My area is responsible for mitigating risks and following compliance regulations in residential and commercial leasing in each country. What we do is carry out the risk investigation process of potential new clients and, based on the results, we offer options for their entry into Nomad, led by Tamara Fournier.”

What were the main challenges Nomad Living faced in screening tenants before starting to use KBA.Suite?

“The risk investigation process for tenant profiles was done manually and required a large investment of time and personnel. In addition, we asked the client to sign original documents, which is a major problem in the customer experience.”

How has KBA.Suite transformed your tenant screening process, and what features have been most valuable in addressing Nomad Living’s needs?

“KBA Suite has allowed us to automate the research process, improving response time, which has consequently allowed us to perform the work more efficiently and improve the customer service experience.”

Can you share some examples of how KBA.Suite has improved your operations and enhanced the customer experience for prospective tenants since implementation?

“For example, previously a person would spend up to 2 hours doing the manual research process and now with this tool we can have it done in minutes. It has automated everything from online payment, API integrations, payment capacity analysis, etc.

And on the customer side, the experience has improved since we have eliminated the need to fill out original documents, make payments at the terminal, fill out forms, etc. Everything has been simplified with this tool.”

You have buildings outside of Mexico in Chile, Colombia and Peru. Do you see yourself using KBA.Suite in those markets?

“In each region we have a different research process, and we will work with KBA to adapt the work tool and see the possibilities of automating them and adapting them to the different regulations in each country.”

How has your experience been working with the KBA team?

“Our experience with the team has been very good, despite having few employees and working in other time zones, the response times have been very efficient, always excellent attitude and attention.”

Finally, would you recommend KBA.Suite to other multi-family residential operators? And if so, why?

“I would recommend them, as they have demonstrated their ability to adapt to our process and this has resulted in improved quality of resident admission services.”
